AI for real estate
AI virtual staging,
disclosed and true to the walls
AI virtual staging furnishes the empty rooms of a property digitally, so people looking at the listing understand right away how they could live there. We start from the real photos: furniture, textiles and light change, while walls, windows, floors and fixtures stay exactly as they are, and every image should be published as virtual staging. DigitalX Studio is a Creative AI Agency based in Bergamo, Italy.
In short
- Empty rooms furnished in several styles, from the same photo
- Renovation previews for properties that need work
- Structural elements unchanged: walls, windows, doors, ceilings, views
- Every image labelled as virtual staging, with the original photo available
- Tailored estimate within 1 working day
What it is
What AI virtual staging is
and what it's for
An empty room looks smaller, colder and harder to imagine in a photo. Traditional home staging solves this with real furniture, delivery and setup. Virtual staging gets the same effect digitally: the photo of the room stays the same, and furniture that suits the property and its buyers appears inside it.
With AI we can offer several styles for the same room (contemporary, classic, minimal) and adapt them to the target: a family, an investor, a buyer from abroad. The point isn't to make the home look different, but to make it readable.

The rules
What changes
and what stays untouched
| Element | In virtual staging |
|---|---|
| Furniture, textiles, art, plants | Added or changed: that's the purpose of the service |
| Light and time of day | Correctable as in normal post-production, without inventing exposure the room doesn't have |
| Walls, doors, windows, ceilings | Unchanged: position, size and number stay as they really are |
| Floors, fixtures, visible defects | Unchanged in staging; in renovation previews they change only if disclosed |
| View from the windows | Never replaced with a different landscape |
Every image should be published with a clear label, such as "virtual staging" or "digitally furnished", with the original photo available. In some places this is already the law: in California, since 2026, AB 723 requires real estate licensees to disclose digitally altered images and give access to the unaltered original (source California Senate). Elsewhere, general rules against misleading advertising apply, and responsibility for the listing stays with whoever publishes it. On transparency for generated content see also labelling AI content.
Luxury and design
Prime properties
and interior design
For high-end properties, virtual staging is only part of the job. Often you need a broader story: the lifestyle, the location, the architecture. We cover it in AI in luxury real estate and, on the furnishing side, in AI in design and interiors.
We work with real estate agencies, builders, developers and architecture firms. The process is always the same: real photos, approved style, generation, a check on structural elements, revision and delivery in portal and social formats.
When virtual staging isn't the right choice
If the source photos are dark, crooked or don't show the spaces well, virtual staging won't save them: you need a good photo shoot first. And if the property has visible problems (damp, cracks, systems to replace), virtual staging must not hide them. We don't do it, even on request.
FAQ
Questions about
AI virtual staging
What is virtual staging?
It's the digital furnishing of an empty room starting from its real photo. Furniture, textiles and accessories are added, while walls, windows and floors stay the real ones.
Do you have to disclose virtual staging in listings?
We always recommend it: a label such as "virtual staging" on the image or in the caption, with the original photo available. In California a law in force since 2026 makes it mandatory for licensees; elsewhere general rules on misleading advertising apply.
How much does AI virtual staging cost?
It depends on the number of rooms, the styles requested and the formats. Estimates are tailored and arrive within 1 working day.
Can you virtually stage a home that needs renovating?
Yes, as a renovation preview: we show possible finishes and furniture, but the image must be presented as a design proposal, not the current state.
What photos do you need for virtual staging?
Straight, bright, high-resolution photos of the empty room, taken at eye level. The better the photo, the more believable the result.
